Sea Pines

The community that put Hilton Head Island on the map in terms of coastal living lifestyle, Sea Pines continues to lead the Hilton Head real estate market as the most sought-after plantation. Fifty years after its inception Sea Pines has retained the tranquil environment that inspired visionary developer Charles Fraser. Thanks to his careful touch in planning, the homes, villas and condos blend with the landscape. Prices currently range from $180,000 to more than $8 Million. Situated on the southern part of the Island, Sea Pines sits on about 5000 acres between five miles of beaches and the Caliboge Sound. Four fine golf courses pass through the plantation including Harbour Town Golf Links that is home to the annual PGA Tour Verizon Heritage Championship. Numerous tennis courts, swimming pools, bike paths and walking trails complement the natural surroundings of majestic live oaks and tall sea pines. The community is loved and shared by full time residents, second home owners and vacationers alike.

Forest Beach

The quintessential coastal neighborhood, Forest Beach is divided north and south by Coligny, the unofficial "downtown" of Hilton Head, home to an assortment of shops, restaurants, and everyone's favorite beach spot, The Tiki Hut. North Forest Beach is one of the oldest residential communities on Hilton Head, and its long history is reflected in the eclectic styles of homes ranging from 1950's beach cottages to larger modern homes up to $5 Million. Thanks to the Island's strict development policies, the beauty of the beach and the nature remains. South Forest Beach consists of villas or condos starting around $100,000, a handful of hotels and a smaller residential section. The old Hilton Head Inn and the Seacrest Hotels have been replaced over the years by more luxurious accommodations, but neighborhood has maintained its casual style and attitude. Forest Beach is the year round heart beat of Hilton Head Island.


Palmetto Dunes

A seamless combination of private residential coastal living and world class oceanfront resort amenities describes Palmetto Dunes Plantation. The resort area is grounded by the Hilton Oceanfront. To either side you find the private neighborhoods Leamington and the Mariners section with homes for sale ranging from $400,000 to oceanfront homes up to $8 Million. Condos and villas are also available from $180,000 to $2.5 Million. Whether you are looking for golf, beach, tennis, boating or pure relaxation, Palmetto Dunes has it all. Storied golf architects, Fazio, Hills and Jones are represented at the plantation's three golf courses. To the East, Palmetto Dunes is bordered by three miles of pristine Hilton Head beach. To the west, Shelter Cove marina on the marshes of Broad Creek is the deepest on the Island. The quiet waters of the 11 mile lagoon system that meander through the community are a pleasure to view from living room, golf course, kayak.


Shipyard

Here you will find 800 beautiful acres of homes, villas and a wide arrange of amenities. The 27 hole Shipyard Golf Club meanders through the community, while the Van Der Meer Tennis Club. Residents and guests enjoy the newly renovated Beach Club which grounds the plantation's beach access alongside the Crown Plaza Oceanfront Resort. From the moment you drive through the gates, you are impressed with the serenity of Shipyard. There is easy access to restaurants and shops on William Hilton Parkway or through the second gate to Pope Avenue and Coligny. Homes currently range between $350,000 and $800,000 while villas are readily available at $200,000 up to $600,000.

Port Royal Plantation

As the name suggests, Port Royal Plantation has a long history dating back to at least 1521 when Spaniard Pedro de Quexos noted its bluffs and later claims by Englishman Captain William Hilton. Later, both confederate and union troops traded places on land that is now the plantation, and Fort Sherman grew into a town of 15,000 during the Civil War. Nowadays, the grounds are much quieter and in fact Port Royal is Hilton Head's only private oceanfront community. Three challenging golf courses traverse the spacious neighborhood comprised of just less than 1000 homes. Membership not required and has many levels. The Oceanside beach house has pools and facilities for the residents and their guests. Homes currently range from the $300,000s upward to the multi million dollar oceanfront properties.


Private Golf Communities

Long Cove

Situated on 630 acres of salt marsh, pine and oak forest, Long Cove is arguably one of Hilton Head's finest communities. Centered by a Pete Dye golf course that is consistently rated as one of the top courses in South Carolina and the nation, Long Cove has something to offer to everyone. Beyond the golf, Long Cove boasts a fine tennis center, pool complex, fine dining at the club house, a garden, and a newly expanded marina. Membership is an integral part of living here, and the sense of community is evident because of it. Homes currently range from $500,000 up to 2 Million plus on the water.


Wexford

Located between highway 278 and Broad Creek, Wexford is close to the geographical center of the island, shops, restaurants, banking, the beach and the cross island parkway. Situated on 500 acres, the community's centerpiece is the inland harbor which winds through the residential areas and is accessed by a lock from the waters of Broad Creek. A Willard Byrd golf course is always in immaculate condition. Amenities are complemented by a heated swimming pool, croquet, tennis, bocce ball, amongst others.

Only 460 homes and home sites make Wexford one of the lowest density plantations on Hilton Head, with prices ranging from $700,000 to several million dollars.


Indigo Run Plantation

One of the newest communities on Hilton Head in the center of Hilton Head Island,
Indigo Run is a private residential community with just under 1000 property owners. Combined with 1,800 acres of lush landscaping, breathtaking views of the two Jack Nicklaus designed golf courses, lagoons and deep water, are leisure trails, a community park with swimming pool, tennis courts, a playground and basketball courts. Indigo Run is conveniently located close to schools, shopping, restaurants, recreation, medical services and the cross island parkway. Homes are valued $400,000 and several million dollars for homes with access to deep water in Indigo Run's River Club enclave. Several levels of membership to either golf course are optional for residents.

Hilton Head Plantation

Comprising nearly 4000 acres on the northern heel of the island, Hilton Head Plantation's size does not mean it sacrifices for sense of community. Individual neighborhoods with names such as Hickory Forest, The Rookery and Dolphin Head reflect the changing landscape of the plantation. Pine forests, conservancy, salt marsh, lakes, Intracoastal and sound are all enhanced by careful land planning and a wide range of amenities. Four golf courses each with different membership options seamlessly flow with the land. The Spring Lake Recreation Area includes swimming, tennis, playground, and practice field. Dolphin Head Park offers spectacular views of the Port Royal Sound and its wildlife. Seven miles of leisure trails connect all these amenities to the residents. Homes and a few villas begin in the $200,000's up to several million dollars for sound front properties.

Palmetto Hall Plantation

Located mid-island on 750 acres, Palmetto Hall is one of the newest Hilton Head real estate offerings. Lots currently start at $150,000 and homes at $400,000. The architecture is predominately Southern style. Two championship golf courses designed by Arthur Hill and Robert Cupp are available to residents and members of the Palmetto Hall Club which also has swimming, tennis and playground. The plantation is convenient to restaurants and shopping at Main Street, Pineland Station and Port Royal Plaza, as well as the Hilton Head Island Airport, the Hilton Head Hospital and the bridges to Hilton Head.

Spanish Wells

Tucked away on the North end of the Hilton Head, Spanish Wells offers a wide range of home styles with large lots, some of the Island's finest deep water views and luxurious waterfront homes. Prices range from $500,000 to $7 Million. The George Cobb designed nine hole golf course has recently been overhauled and is complemented by quality tennis facilities, a pool area and clubhouse with spectacular lowcountry views of the Sound. With easy access to the entire island thanks to it's proximity to the Cross Island Parkway, Spanish Wells is the choice for those that want the combination of seclusion, Southern style and Hilton Head convenience.


Windmill Harbour

Close to the foot of the bridge to Hilton Head Island, Windmill Harbour offers Southern and Charleston style homes and villas, many of which have marina or deep water views. Windmill Harbour real estate prices currently start at $400,000 up to $2.5 Million. As the name implies Windmill Harbour is centered around a 260 slip harbor and is home to the South Carolina Yacht Club. A private lock controls access to the marina which is a short sail from Hilton Head Southern tip and access to the Atlantic Ocean. Windmill Harbour offers amenities beyond the boater's needs, with outstanding fine dining, racquet club and pool and easy access to North Island shopping and restaurants as well as that in nearby Bluffton.



Other Island Communities

Colleton River Plantation

Occupying 1500 acres of beautiful Lowcountry property and surrounded by water, Colleton River Plantation is one of the finest newer luxury communities on the mainland just across from Hilton Head Island. Two distinct championship golf courses by Jack Nicklaus and Pete Dye complement the land and take in the views of the rivers, the sound and all the way out to the Atlantic Ocean. Homes in the plantation currently begin at $500,000 to $4 Million for deep water homes.
Moss Creek Plantation

The first community next to the bridge to Hilton Head Island, Moss Creek has something for everyone. Two Fazio golf courses, a marina, swimming, tennis, equestrian, bike trails, majestic Lowcountry views, and an array of membership choices. Homes and villas are available starting at around $200,000 up to $1 Million plus.


Belfair Plantation

Located in the heart of Bluffton and on the shores of the Colleton River, Belfair occupies 1100 acres of pristine low country property. As you enter through the gates you are greeted by the Avenue of Oaks, a spectacular drive reminiscent of century's old plantation living. Two Tom Fazio golf courses meander through the property and take advantage of spectacular salt marsh and river views. Homes in Belfair range from about $500,000 to several million dollars.

Berkeley Hall Plantation

Combining the natural beauty of the Lowcounty and Jeffersonian architecture, Berkeley Hall is a unique private golf club community. With two world class golf courses both designed by Pete Dye, an enviable golf practice facility and an outstanding spa and fitness center, the community defines twenty first century coastal living. Lots are still available starting at less than $100,000 and Homes start in the mid-400's.


Palmetto Bluff

Located between the resort town of Hilton Head Island and the city of Savannah, Palmetto Bluff is a newer creation that blends modern amenities with southern hospitality and charm. Carved from thousands of acres of pristine sea pines and live oak forest, and resting on the bluffs of the New River, the village is the center of the community, replete with book store, chapel, inn and market store. Homes and home sites are available, the later starting close to $300,000 and the former upwards of $1 Million.

Spring Island

As you drive onto Spring Island along sandy roads through ancient live oak forests, you feel as if you are slipping back in time. Careful planning has left ensured the land looks and feels virtually untouched. The Arnold Plamer golf course, Old Tabby Links blends quietly with the land, as do the boating, fishing, hunting, equestrian and tennis facilities. Homesites are large and currently start at $200,000. Homes are priced from $500,000.
